The Procurement Ecosystem: Three Acquisition Channels

Acquiring institutional debt requires tapping into the specialized procurement ecosystem. There are three primary channels through which debt buyers source Scratch and Dent paper.

1. Whole Loan Desks

Direct relationships with bank decision makers โ€” the most lucrative channel.

2. Loan Exchanges

Institutional trading platforms like Garnet Capital and DebtX for aggregated pools.

3. Correspondents

Catching fallouts from correspondent lenders before they hit the open market.

Direct to Whole Loan Desks

The most lucrative but hardest channel to build. This involves building relationships with Secondary Marketing Directors or Chief Risk Officers at mid-sized regional banks. By establishing yourself as a reliable buyer who can close quickly, banks will call you directly when a loan kicks out of a Fannie Mae pool โ€” bypassing brokers entirely.

Institutional Loan Exchanges

Specialized trading platforms like Garnet Capital, DebtX, and Mission Capital act as clearinghouses for defective debt. Banks list aggregated pools of S&D, Non-Performing, and Re-Performing loans. Buyers review data tapes, submit bids, and acquire assets in a structured auction environment.

Correspondent Lenders

Correspondent lenders originate and fund loans under their own name, with the explicit intent to immediately sell them to larger aggregators. Because they rely on short-term warehouse lines of credit, a loan rejection is an emergency. Networking with correspondents allows you to catch fallouts the moment they happen โ€” often resulting in the deepest discounts.
